The Case for Building Mortgage Technology From Scratch, Not Bolting It On

Q2 2026 earnings came out the first week of August. Loan Depot posted a net loss, narrower than the prior quarter but a loss all the same. UWM posted a Q2 loss too, right after lining up a record $2.05 billion capital raise, $1.65 billion in preferred equity from Oaktree and the Ishbia family plus a $400 million rights offering. These are lenders that have spent real money on technology. Margin compression hit them anyway.

I’ve been in mortgage for over 20 years. I’ve watched this pattern before. A company adds AI to a system that was already built, and it speeds up parts of the process, but the cost structure underneath doesn’t move. The handoffs are still there. Intake to processing to underwriting to closing, each one still needs a person to move the file along.

Why I didn’t build it that way

I built Momentum Mortgage as an AI-native platform from day one, not a legacy system with AI added later. We’re a licensed brokerage, live and originating loans today across 8 states with 24 wholesale lender partnerships. The AI isn’t a feature we bolted on. It’s how the platform was built to begin with.

That’s not a marketing distinction. It shows up in what a borrower actually experiences. Pre-approval in under 3 minutes, same underwriting standards, a licensed loan officer on every file. Not a stripped-down version of the process. The same process, without the parts that only exist because a legacy system requires them.

Where I think this goes

The MBA projects $2.2 trillion in total single-family originations for 2026. Volume is growing. But Q2 earnings just showed volume doesn’t protect margin when the cost structure underneath hasn’t changed. I’d rather compete on a platform that doesn’t carry that exposure in the first place.

We’re backed by Wingfield Financial, which has paid Fund I investors fixed annual returns since 2023. That’s operating discipline I built before the technology, not after it. I think that order matters more than people give it credit for.
