Why Mortgage Origination Still Costs Thousands Per Loan, and What Actually Closes the Gap

Big banks beat expectations on Q2 2026 mortgage volume by a wide margin, up 32% on average against forecasts of 3% to 6%. JPMorgan originated $17.2 billion, up 26%. Wells Fargo grew 43%. Good numbers on paper.

Margins didn’t follow. JPMorgan’s gain-on-sale margin fell 44 basis points to 85 basis points, and production revenue dropped 17% quarter over quarter despite the volume surge. I read that and thought: this is exactly the problem I built Momentum to avoid.

Why more volume doesn’t fix the cost

The cost to originate a loan comes from how many times a file changes hands before it closes. Intake, document collection, underwriting, conditions, re-review, closing. Push more volume through that same chain and you get more total cost, not less. The cost per loan doesn’t drop just because you’re doing more loans. I’ve been in leadership in the industry long enough to know that’s the part people get wrong.

What I built instead

Momentum Mortgage is a licensed brokerage, live and originating loans today across 8 states with 24 wholesale lender partnerships. I built the platform to target about $6,500 per loan to originate, roughly 40% below industry norms, by cutting the handoffs instead of managing them. One platform for borrower intake, underwriting, and loan officer workflow, not separate systems passing a file back and forth. The borrower sees that as pre-approval in under 3 minutes, same underwriting standards, same licensed loan officer on the file.

Why I think this holds up

A margin recovery built on volume alone is exposed the next time volume slows down. I’d rather have a cost advantage that doesn’t depend on the cycle. Cut the handoffs and the savings compound with every loan, rate environment aside.
